Two bedroom one bath lower level of duplex. New flooring and paint with washer /dryer in unit. Comes with a one car garage and access to front yard of property. Tenants are billed a flat rate of 250.00 for water/sewer/trash/electricity/gas and lawn care. Tenants will need to get a PO BOX (paid for by owner),there is no mail service available for this unit. FOR RENT SEPERATELY: There is a shop and another small building available to rent. The shop is 800 per month and is great for storage of cars, RV, boats etc. The other building is 300 per month and a great option for office, workout room, hobbies etc. We are not allowing any pets unless required by law. If a tenant or an occupant has an ESA or Service animal, we require a letter, not more than 5 years old, from your local doctor saying the animal is required. We require prospective tenants to complete an application at the cost of $48.95 per person 18 and older that would be living there. First month rent, security deposit are due at the time of move in, the deposit is equal to the rent*. We prorate the second month's rent if you should take possession after the first of the month. GENERAL CRITERIA FOR ACCEPTANCE AS TENANT(S): 1. Rental History: Your current and/or prior landlords will be contacted to check your payment history, balance owing, care of property and any contract violations. 2. Income: It is required that prospective tenants earn at lease three times the amount of monthly rent. (For applicants through Section 8 and similar housing they must earn 2 times the rent). This can be combined income between two adults and is income before any deductions. We will require your most recent pay statement and/or other written verification of income with your application 3. Public Records: We will evaluate court records for charges, convictions, warrants, judgments, and evictions. 4. Credit History: We will look at your credit balance, collections, and overall history of paying debt. If a co-signer is needed/wanted they will also need to complete an application, provide documentation of making a minimum of four times the amount of rent plus own a home in Snohomish County and pre-approved surrounding areas. THERE IS NO GUARANTEE THAT WE CAN RENT TO YOU UNTIL YOUR APPLICATIONS ARE PROCESSED AND COMPLETED BY THE SCREENING COMPANY.
