PURPOSE: Set clarity and fairness to all parties involved in the renting/leasing process by providing upfront communication of minimum requirements of stakeholders & investors Standard Operational Procedure-SOP which set the leasing criteria for approval/rejection of leasing applications.
PROCEDURE:
1- Prospective Tenant agrees to answer/complete the Quick Screening Questionnaire:

Purpose: Verify minimum requirements for scheduling tour and for application, this is to save prospective tenant's time and money as well as of all people involved in the leasing process.

A tour will be scheduled and an invitation for application can be made after minimum requirements are verified.

This can be done by phone interview or by sending the Quick Screening Questionnaire to prospective tenant.

Note 1: Terrazzo Administration charges a nonrefundable $800 moving-in-fee.

Note 2: Landlord requires renters' insurance, $300,000 minimum liability coverage.

Note 3: At the signing of the LA, landlord requires the payment of the pro-rate & first month rental and of the security deposit in the value of one month rental.

Note 4: A tour will be scheduled after the prospective tenant affirms that saw, is aware of and declares that is in such a situation that allows him/her to meet the minimum requirements.

After this first step, the prospective tenant can be invited to apply for the lease.

PROSPECTIVE TENANTS SHOULD NOT APPLY IF HIS/HER SITUATION IS SUCH THAT DOES NOT ALLOW HIM/HER TO MEET THE MINIMUM REQUIREMENTS.

If prospective tenant situation allows him/her to affirm that can meet the minimum requirements, then him/her should carefully read all minimum requirements indicated on items below, especially item 4, ask landlord to schedule a tour, and once invited to apply, prospective tenant than can apply.
If minimum requirements are met, then a date of convenience for landlord/agent and prospective tenant, as agreed between them, to tour the Condo #908 and Terrazzo Building Amenities.
