Tenants pay for all other utilities Max occupancy 2 per bedroom Rental insurance is required Pets are welcome with a pet deposit, pet rent, and weight/breed restrictions Criteria for Approval The total income of all applicants must be at least 2.5 times the rent. Criminal History. We consider how long ago the crime occurred, the circumstances, and evidence of rehabilitation. Each property owner will decide based on the online criminal history check results. Rental History or home ownership must be verifiable. No previous evictions, notices to comply, broken leases, money owed to former landlords, and less than 3 late payments within the most recent 12 months. A credit score of 650 or higher will require only a security deposit. A credit score between 600 and 649 will require the security deposit and last month's rent. A credit score of 500 or 600 will require a Co-signer, a security deposit, and last month's rent. Credit Score below 500 is denied. Co-signers must apply, have a credit score greater than 650, and provide an income of at least 3 times the monthly rent. These credit score considerations are required to be met by all applicants. You must take possession of the property within 21 days of your application being approved. We cannot hold a property for longer than 21 days. Smoking is never permitted inside or out in any of our properties.
