- **Monthly Rent:** The monthly rent is $1000, payable in advance on the first of each month. Rent is considered late if not received by the 10th day of the month.

- **Tenant Responsibilities:** Tenants are responsible for maintaining cleanliness within the leased premises and ensuring that no damage is caused due to negligence or misuse. Any damages resulting from tenant actions will be repaired at the tenant's expense.

- **Exterior Maintenance:** The homeowner's association (HOA) is responsible for exterior maintenance and landscaping. Tenants are expected to cooperate with the HOA guidelines and regulations regarding exterior upkeep.

6. **Utilities:** Tenants are responsible for paying all utility bills, including electricity, water, sewer, gas, internet, and cable services, unless otherwise stated in the lease agreement.

7. **Subletting:** Subletting of the premises is strictly prohibited without prior written consent from the landlord. No exceptions will be made.

8. **Termination of Lease:** Early termination of the lease agreement requires a 30-day notice. The tenant may be subject to penalties, including loss of the security deposit, as outlined in the lease agreement.

9. **Inspections:** The landlord reserves the right to conduct periodic inspections of the premises with reasonable notice to ensure compliance with the terms of the lease agreement.
