Rent and Utilities:
1st of every month: $3000 rent + Utilities (which are due approx. every 60 days)
Landlord will keep utility accounts in the name of owner and will provide a paper copy of the bills to the tenant as they become due.
Tenant agrees to pay the utility bill on the due date.
*There is a 5 day grace period for rental payments. A $25 fee will be added on the 6th day.
**If rent is not received by the 14th day, the landlord will send written notice to pay rent or terminate the lease.
Utilities set up on behalf of the tenant by the landlord, paid for by the tenant include: Garbage, Recycling, Yard Waste, Water, Sewer, Electricity (lights, general utility bill)
Utilities that are the responsibility of the tenant to set up include: Cable/Internet

Security Deposit & First Month's Rent:
A security deposit of $1500, which is half one month's rent, and the first months rent will be collected from the tenant a minimum of 5 days before move in date: May 27, 2024.
The security deposit will be returned to the tenant 21 days after vacating the property as long as the property is in the same condition as received. Including but not limited to the maintenance of the yard, driveway and surfaces of the home.

Yard Maintenance:
Landlord will pay for regular maintenance of the yard throughout the year. Landlord will give the tenant 24 hours notice before the grounds will be cleaned. (pets must be inside during yard maintenance)

Lease agreement and early Termination:
The lease agreement is for 12 months. Beginning June 1, 2024. If the tenant chooses to terminate the lease prior to the 12 months, a non-refundable fee of one month's rent plus the forfeiture of the security deposit is agreed.
Tenant may terminate the lease agreement after it ends: 6/01/2025, with 20 days written notice: 5/12/2025

Landlord entering the Property:
Landlord must provide the tenant at least 24 hours of notice before entering the property, as long as the reason for entry is justified. However, if there is an emergency the landlord can enter without permission.

No painting is allowed.
Tenants may hang artwork, curtains, etc. Any heavy or large items needing special reinforcement are not allowed.

A cover must be in place over the hose bib during freezing temperatures to avoid freezing pipes.

Regular dispensing of the washing machine hose must be maintained to avoid washing machine damage.

Only agreed upon cleaning supplies can be used on appliances and surfaces to avoid discoloration and damage.
All personal items including furniture and trash must be cleared from the property at time of vacancy.

Renters Insurance:
The landlord requires the tenants to have a current renters insurance policy with a minimum of $500,000 liability and will provide a copy to the landlord each year.
