We do not accept prior evictions or eviction filings. We require tenants' income to be about 3 times the amount of rent. Tenants pay a portion of the trash, water, septic and facility fees, ($195/month). Tenants to establish & pay for their own electric, gas & any cable/internet/phone/satellite/inside wire maintenance services, etc. Must have a bank account. Must provide proof you paid your previous landlord for the last 6 months, (not a year ago, etc.). Proof accepted is cancelled checks and bank statements showing payments made to previous owner/manager. Provide 6 months of pay stubs/statements from employment. If self-employed, provide your current DBA, business license & business bank accounts statements showing self-employed income. Renter's insurance required. Marabella is a condo complex, (it is not apartments). Each condo is individually owned. The complex is managed by a management company hired by the homeowner's association, (HOA), which handles mostly outside maintenance issues. All other issues are handled by individual owners. Tenants must follow HOA rules, CC&R's, etc. as a condition of their rental agreement. HOA allows 1 cat or small dog, non-aggressive breeds only, as per insurance industry standards. No pet deposit required! No excessively barking dogs allowed, as per HOA rules. A Pet must be leashed at all times when outside & can't be left out on a balcony. No smoking allowed, including tobacco, cannabis, etc. Use edibles instead if necessary. 2 onsite parking spaces. 1st is in single garage, (not attached, must leave enough room to park a vehicle inside, if you have two vehicles...as per HOA rules). 2nd is an assigned, uncovered space within complex. Must display parking tag/stickers in windshield. Additional vehicles must be parked on the street outside. Only visitors can park in visitor spaces. Only registered and insured vehicles are allowed to park within the complex, (as per HOA rules). Total move in is $4380. Thanks!
