1 year lease with the option of extending each year for an additional year. Landlord is willing to discuss longer lease terms.

Rent is due on the first of each month. If you move in mid month, rent will be prorated that month.

If rent is over 1 week late (paid after the 8th of the month) there will be a late fee.

A security deposit (the total of 1 month rent) is due before moving in. This will be returned upon moving out if there is no damage to the property.

Tenant will be responsible for the payment of all utilities, excluding electricity, and services associated with the property, including but not limited to water, gas, and internet.
There is a $150/month fee for solar that will be paid by the tenant with rent each month.

The house will be supplied with an oven, Refrigerator, Microwave, Dishwasher.

Subleasing or assignment of the lease without Landlord's prior written consent is strictly prohibited.

Small pets are allowed on the property with Landlord's prior approval.

If the tenant is being relocated/stationed elsewhere, an early termination of the lease will be considered.

In addition to routine maintenance, the tenant shall be responsible for lawn care, including mowing, watering, and trimming bushes.

The Landlord will cover the cost of quarterly HOA dues. If any additional fines are charged due to not following HOA rules, the Tenant will cover those fines.

The tenant is required to obtain renter's insurance and provide proof of insurance to Landlord upon request.

No smoking of any kind is permitted in the house.
