If you don't need all the bedrooms, the 5th bedroom is a large bonus room upstairs that could be used for an upstairs living, craft, play, or recreation room. The downstairs has an office that can flex to a 6th bedroom if needed. This home has 3 living/family rooms on the main level and a finished basement, perfect for a media room. One of the living rooms has a fireplace and is perfect for a pool table or reading room. Large fenced backyard entertaining area with a large pool, and a fire pit patio. Lot is on a cul de sac, very wooded, and private. Very safe and family friendly neighborhood connected to great schools (Davidsonville Elementary School, Central Middle School, and South River High School). Current energy costs for our family of 7 is $370/mo.

$4120 rental price includes critter & mosquito extermination, pool maintenance, and salt. I only separate it from the initial advertised cost because they would be incurred costs regardless. I require they be paid with the rent to me so I can ensure proper maintenance and better support my tenants.

Important Considerations:
1. $4120 Rental price includes:
- Over $200/mo in professional pool maintenance
- Critter & mosquito extermination
- Salt and chemicals for water system
2. Renter must maintain lawn/property. Heavy leaf fall in the fall = a lot of leaves for a couple months. Tenant must blow leaves or pay for the service. I can have it handled for a fee (at cost).
3. Renter responsible for gas to heat pool. Costs vary on how much is used. Pool uses gas, but the house operates only on electric.
4. Tenant responsible for any repairs under $150.
5. Pets are negotiable.
6. We put a lot into this house and have no intentions of letting it fall in disrepair. We will continue to maintain and update where possible over time.
7. Security deposit is $4000. First month's rent and security deposit due immediately.
8. Earliest move in available 18 October.
