Cats and small dogs are allowed with an additional $300 non-refundable deposit and $40 recurring monthly fee. Lease duration 1 year Rental Qualifications: We care about the investment of your time and money when making an application for a rental property. Please review the following guidelines. Minimum required FICO score is 600. Each Applicant's score must be 600 or higher. If you are a W-2 employee (i.e. not an independent contractor) provide documented pay stubs for the last 3 pay periods. If your income in based on a 1099 (i.e. self-employed independent contractor) provide page 1 of your most recent IRS Form 1040 that shows your Adjusted Gross Income. Net household income requirement (i.e. after taxes and other deductions) of all combined applicants needs to be 2.5-3X the monthly rent. No applicant can have an eviction in the prior 3 years. No applicant can have a bankruptcy in the prior 3 years. No applicant can have more than 1 late rent or mortgage payment in the prior 1 year. Full consideration of applications is given when submitted with all the requested documents. All animals require that their owners complete a separate application and separate application fee. All application fees are non-refundable. Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.
