September of 2025: $1900/month. November 2025: $2800. December 2025: $3,000. ***YEARLY LEASE also available beginning 11/1/24 at $2050 per month. If yearly lease is chosen, the tenant pays all utilities. Owner pays for lawn care, amenity fee, garbage pickup. The golf cart is not included and must remain in the garage. There are no administrative, service, or management fees, so this is a bargain compared to other rental sites for Villages properties. Compare and you will be amazed at the savings!! This very comfortable 2bed/2bath ranch in the village of Rio Ranchero North is located in the Spanish Springs area. In this area of The Villages, the landscaping is mature and absolutely beautiful. Lots are larger, so you will not be right on top of your neighbor. The northern area is very different from the south. Southern homes have postage stamp sized lots and the landscaping is sparse. There is plenty of shopping available nearby. That is a major factor to consider. Be aware of how far you will need to travel to shop! The home is in a quiet neighborhood but a short golf cart ride to the squares of Spanish Springs or Sumter Landing. Tenant is responsible for rent plus 7% Florida transient tax, $50 Village ID fee, $175 non-refundable cleaning fee, $750 security deposit, which will be refunded if the home is left in the same condition as found and the garage door opener and electronic gate pass are returned. A government issued ID is required for all parties on the lease. The master bedroom has a queen bed and the second bedroom has 2 twin beds. Both bedrooms have TVs. The bedrooms and baths are on opposite ends of the home for total privacy when you have guests. There is a pocket door which separates the guest area from the main living area. There are two screened lanais (one in the front and one in the rear) and a very private backyard with a tall wall obscuring the view of neighbors behind you. Always check the backyard view before renting a home! ***The rates quoted are for 2 people occupancy. Maximum 2 guests are allowed 3 nights per month. Guests must be disclosed and approved before lease signing. No house sharing. This is a 55 plus community, so out of respect for our neighbors, no one under the age of 21 will be permitted as a guest or tenant.
