Price includes most condo complex amenities & an amazing 180 degree view to downtown Alexandria, the Potomac River & the horizon. This is a luxury efficiency / studio apartment in the lavish Watergate at Landmark (WAL) complex. WAL is a gated 36-acre community, with 24-hour top-notch security. WAL has numerous, spectacular amenities, including, but not limited to, indoor pool with lap lanes & hot tub, resort-style outdoor pool, fitness center, indoor & outdoor tennis courts, playgrounds, putting green, walking paths, library, convenience store, dry cleaner, hair salon, & other amenities & services on-site. Almost all amenities are free with residency. WAL is walking distance (1.5 mile) to the Van Dorn metro (blue line) & WAL runs a free shuttle bus for all residents to & from the metro. The rental rate includes all amenities except indoor tennis & racket ball at certain hours. Renter(s) are expected to be courteous, tidy, reasonable, & to follow all WAL rules. A criminal background check & credit check will be performed. Apartments.com charges $24.99 for the background check, & with that, the applicant can apply to up to 10 properties. Applicants must provide their last 2 pay stubs & a copy of their driver's license / U.S. federal government I.D.
Lease length is flexible. Please let the owner your preference on lease length. There is some preference for a month-to-month lease, but longer-term leases will be considered depending on the quality of the applicant. Earliest move-in date is December 25th, 2020. The occupant will be required to purchase rental insurance. Renter's insurance is typically ~$50 to $200/year.
PARKING: Up to 1 outdoor parking space is available on-site for free within a secure parking lot with 24 hour security. Up to 1 indoor, covered garage parking space is available for an additional $100/month.
Before one can move in, an agreement must be signed & one must pay the first month's rent & utilities, the security deposit, & a $140 move-in fee and a $200 move-out fee required by the WAL complex. The WAL complex only allows large moves M-F 9:30am-6pm. If you can complete your move in < 1 hour, the WAL complex allows up to < 1 hr moves Sat-Sun 10:30am-4pm.
WAL is a ~5-min drive to I-395 & I-495. Easy access to DC, Old Town Alexandria, the new Amazon campus, National Harbor in MD, & anywhere along the beltway or metro.
All amenities are free with residency except for indoor tennis & racket ball courts ($12/hr/court - fee charged by WAL at certain times).
WAL charges $25 for an electronic pass for your car to automatically open the gate when your car passes by.
Pet policy: No cats, dogs, snakes or large animals. Small, caged pets such as hamsters, guinea pigs or fish are allowed, as long as they remain caged.
